Do you think this is a good business idea?
I currently own a paint and drywall company, but I had the idea to go to privately owned businesses, mainly Restaurants and asking the manager or owner if he or she would be interested in having his or her property pressure washed? I was thinking I could offer to wash a small section of the property for no charge. I think the best place would be the entrance. That way, when the manager sees the difference, he or she would be inclined to hire me because I doubt he or she would want a half cleaned area, especially the entrance where it would be visible to customers.
Of course, I will be neatly dressed and present them with my business card or brochure.
What do you think?

Not really, I think its a dumb idea. If I was the restaurant owner, I would be offended by your suggestion. Sounds like you have a head for service. Dont be a jack of all trades, master of none. Apply your energy to what you do best, painting and drywall. Maybe somehow you could expand on that business. In the long run, you will be known for that, and work will come to you, instead of you going after work.

Yes, I think it IS a good idea. You’re thinking a lot like an entrepreneur: Diversify what you do. If plastering drops off, you have something else to fall back on. Don’t forget decks, sidewalks and patios. I am a furniture refinisher, and believe me, private homeowners pay much better, quicker and easier than retail establishments.

It is entirely possible that you might find business this way. The squeaky wheel gets the grease and the only ideas that fail are the ones that never get started.
But, be prepared to have be told no many, many times. Times are pretty tough for small businesses right now and even though my building needs cleaned like there is no tomorrow, I don’t have the money, at any price.
I wouldn’t do the front entryway though. You may run into people who decide they don’t want to pay, then get mad because the front is only partially clean. If you do this, do the back doors/employee entrances (which are generally dirtier than the front anyway). That way even if the customer says “no”, there is little risk of his customers noticing and him getting mad.
Also, final piece of advice, at least 5% of the general population is nuts. And I mean, nuts. Expect it, and learn to ignore it. When “cold-calling” (which is what you are suggesting), know that somedays you will hit your 5% up front, somedays mid day, and sometimes at the end. Just ignore the crazies and move along.

I think it could be a good business. You have to give it a try, but after you see if there´s is already someone who could be doing the same thing (even as an included service in their portfolio) see their prices and way of working and learn.
Also, instead of offering a free section you could offer a dicount and set a an atractive price.
In the other hand, of course, looking good is critical in creating a nice concept of your business in your customer´s mind.

I don’t think you will need to clean the entrance way though. Go to the business dressed for success. Make sure you have the brochure and business cards ready. I have a friend with that has a pressure washing/window washing business. There is good money in it. His rate is $45 pr/hr. Give them a bid make sure you add in the time to get setup and pack up. I would say to over estimate by 1/2-1 hour. Give them a price do not tell them your hourly rate.
Make sure you estimate your time correctly. This is key.
Also make sure you have enough hose to cover the whole lot. You can also pressure wash the building getting rid of spider webs and loose dirt. Have the right tips with you.
Also do not limit yourself to just restuarants. Go to all office buildings, get in contact with the property managers and put a bid in to do it. You can do roofs if they have wood or clay tiles.
Make sure that they know that you can remove dirt and grime from the concrete but stains are stains.

if it doesn’t cost you much go for it. it would also be wise to pressure wash the floors around the restaurant, or suggest it. most restaurants have dirty cement gum stucken floors around them.
